House Rendering Sunderland

Changing the outside of the house is the most visible job we do. It’s also the one where preparation, detailing and sequencing matter most, because everything is on show from the pavement for the next couple of decades.

Whole house, or one elevation

Not every rendering job is a full property. A single gable that takes the weather, a front elevation being modernised, or a rear extension being tied in visually are all common.

Where only part of a house is rendered, we’ll talk through how it will look against the remaining brick or existing finish before anything is agreed.

Choosing a finish

Most homeowners are choosing an outcome rather than shopping for bags of render: a clean modern look, something low-maintenance, or something closer to the original character of the street.

From there, silicone, K Rend systems, monocouche and traditional render each have a place. Texture grade and colour choice make as much difference to the final look as the system does.

Detailing and the parts people forget

Windows, doors, sills, verges, soffits, downpipes, meter boxes, vents, outside taps and alarm boxes all need thinking about. Bead choices and stop ends around openings are what make a rendered house look deliberate rather than approximate.

Sometimes it’s worth removing and refitting items rather than working around them. We’ll flag anything that’s better handled by another trade first — new windows, guttering or roofline work usually belongs before render, not after.

Access and disruption

Scaffolding is normally needed and takes time to erect and strike. Gardens, driveways, gates and neighbour access all get discussed before the date is set, along with what happens to plants and paths along the walls.

What changes the price

Total area, number of elevations, height, existing finish, removal and repair, the system specified, scaffolding, access, the number of openings and details, and how much preparation the walls need. Two houses of the same size on the same street can price quite differently.
